US, Caribbean/Mexico, Central/South America, and EMEA hotel pipeline by STR Global

The Europe hotel development pipeline comprises 890 hotels totalling 141,558 rooms, according to the November 2014 STR Global Construction Pipeline Report. The Middle East/Africa hotel region reported 644 hotels Under Contract totalling 151,680 rooms.

There are 3,422 hotels totaling 413,419 rooms Under Contract in the United States according to the November 2014 STR Global Construction Pipeline Report. This represents a 17.3-percent increase in the number of rooms Under Contract compared with November 2013 and a 28.0-percent increase in rooms under construction. The Under Contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Unconfirmed stage.

“Upscale and Upper Midscale hotels once again dominated U.S. hotel development numbers, accounting for more than two-thirds of industry rooms under construction in November,” said Bobby Bowers, senior VP of operations at STR, Inc. “All STR Chain Scale segments except Luxury (down 22.6 percent) and Economy (down 51.4 percent) recorded double-digit increases in room construction activity versus November 2013. Upper Upscale under construction rooms increased by almost 46 percent versus prior year, and now account for more than 10 percent of U.S. hotel room construction.”

Among the Chain Scale segments, the Upper Upscale segment reported the largest year-over-year increase in rooms Under Contract, rising 34.6 percent to 31,259 rooms. Three other segments each reported growth of more than 20.0 percent: the Luxury segment (+30.6 percent to 9,722 rooms); the Upper Midscale segment (+21.9 percent to 123,248 rooms); and the Upscale segment (+21.5 percent to 113,282 rooms). The Economy segment was the only segment to report a decrease in rooms Under Contract, falling 15.1 percent to 4,063 rooms.

Three segments achieved year-over-year increases of more than 30.0 percent in rooms In Construction: the Upper Upscale segment (+45.9 percent with 12,342 rooms); the Upscale segment (+41.6 percent with 44,748); and the Midscale segment (+33.9 percent with 5,653 rooms). The Economy segment (-51.4 percent with 655 rooms) and the Luxury segment (-22.6 percent with 3,542 rooms) reported the largest decreases in rooms In Construction.

MEA pipeline for November
The Middle East/Africa hotel region reported 644 hotels Under Contract totalling 151,680 rooms. The Under Contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Unconfirmed stage. Among the countries in the region, the United Arab Emirates reported the most rooms Under Contract with 40,102 rooms. Six other countries reported more than 5,000 rooms Under Contract: Saudi Arabia (37,362 rooms); Qatar (12,073 rooms); Egypt (7,583 rooms); Morocco (6,381 rooms); Oman (5,836 rooms); and Nigeria (5,412 rooms).

Europe hotel pipeline for November 2014
The Europe hotel development pipeline comprises 890 hotels totalling 141,558 rooms. The Under Contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Unconfirmed stage. Among the markets in the region, Greater London, England, reported the most rooms Under Contract with 17,919 rooms. Six other markets each reported more than 2,000 rooms Under Contract: Istanbul, Turkey (7,487 rooms); Manchester, England (4,362 rooms); Central Moscow, Russia (3,563 rooms); Greater Amsterdam, Netherlands (3,507 rooms); Greater Berlin, Germany (2,540 rooms); and Greater Munich, Germany (2,433 rooms).

Central/South America pipeline for November
The Central/South America hotel development pipeline comprises 438 hotels totalling 70,882 rooms, according to the November 2014 STR Global Construction Pipeline Report. The total Under Contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Unconfirmed stage. Among the countries in the region, Brazil reported the largest number of rooms Under Contract with 50,477 rooms. Four other countries each reported more than 2,000 rooms Under Contract: Colombia (5,008 rooms); Panama (2,826 rooms); Argentina (2,403 rooms); and Chile (2,369 rooms).

Caribbean/Mexico hotel pipeline
The Caribbean/Mexico hotel development pipeline comprises 165 hotels totaling 29,252 rooms. This represents an 18.0-percent increase in rooms Under Contract compared with November 2013 and a 13.3-percent increase in rooms In Construction. The total rooms Under Contract include rooms in the In Construction, Final Planning and Planning stages but do not include rooms in the Unconfirmed stage. Among the Chain Scale segments, the Upscale segment accounted for the largest portion of rooms Under Contract (23.7 percent) with 6,945 rooms. Three other segments each accounted for more than 15.0 percent of rooms Under Contract: the Unaffiliated segment (20.2 percent with 5,900 rooms); the Luxury segment (19.7 percent with 5,759 rooms); and the Upper Midscale segment (18.2 percent with 5,323 rooms). Three segments each made up more than 20.0 percent of rooms In Construction: the Luxury segment (27.4 percent with 3,677 rooms); the Unaffiliated segment (24.3 percent with 3,258 rooms); and the Upscale segment (21.3 percent with 2,850 rooms).
