CHMWarnick expands executive leadership team with three key promotions & partner appointments

Kristie Dickinson, Derek Olsen and Larry Trabulsi named Managing Director & Partner of the leading hotel asset management & owner advisory services firm.

 

Founding partners, Rich Warnick, Sandy Luke, Ken Wilson and Chad Crandell of CHMWarnick, the leading provider of hotel asset management and owner advisory services, announced the promotions of executive team members Kristie Dickinson, Derek Olsen and Larry Trabulsi to managing director and partner of the firm.

Kristie Dickinson (ISHC), Managing Director/EVP
A 29-year hospitality industry veteran, Dickinson is a founding member of the CHMWarnick team. She has advised clients on more than 200 hotels across all product tiers. She specializes in developing asset repositioning plans, identifying value enhancement strategies, underwriting acquisitions and optimizing value through asset management. Her creativity, business acumen and vision have been integral to CHMWarnick’s growth over the past two decades, and her success is largely a result of the corporate culture that she has helped shape and nurture. In her role as managing director/EVP, Dickinson will continue to focus on corporate revenue strategy, business development and strategic growth initiatives for the company and portfolio while working with the asset management team to enhance client service offerings. Dickinson serves on the Board of Directors as Treasurer and co-chair of the Awards Committee for the International Society of Hospitality Consultants (ISHC). She is a member of the Urban Land Institute (ULI), serving on the Recreation Development Product Council, Women’s Leadership Initiative Council (Boston/New England Chapter) and as an UrbanPlan classroom volunteer. Dickinson is actively involved in the Castell Project, which is focused on advancing diversity in hospitality leadership. She completed Castell’s Leadership Program in 2018 and serves on the Castell@College Advisory Board. She is a regular speaker at major industry events and is a contributing author on issues that impact hotel owners. She received her degree in Hotel Administration from the University of New Hampshire and earned a certificate in Hotel Revenue Management from Cornell University.

Derek Olsen, Managing Director/EVP
Olsen brings 29 years of hospitality industry experience spanning investment, brokerage, consulting and hotel asset management. As managing director/EVP, Olsen will maintain his efforts to advise owners, developers, investors and lenders to acquire, reposition and enhance the value of hospitality real estate. He is responsible for asset managing a client portfolio of hotels valued at approximately $500M, including a wide range of operations from newly built luxury/lifestyle assets to select-service portfolios located in primary and secondary markets across the U.S. Olsen brings expertise in development planning and operational ramp-up of new hotels, having opened two properties within the last 24 months alone. He also is responsible for leading a team focused on equity and debt acquisition services and oversees the implementation of special projects related to CHMWarnick’s technology platform, Proph+IT™. Olsen’s experience spans a broad range of land uses, including hotels and resorts, luxury condominiums, condo-hotels, fractional, time-share, whole-ownership residences and golf courses. He is a graduate of Cornell University, where he earned his Bachelor of Science in Hospitality Management, and a graduate of Massachusetts Institute of Technology, where he received his Master of Science in Real Estate. He is a member of the Hospitality Asset Managers Association (HAMA) and has written several industry articles for lodging operations and finance publications.

Larry Trabulsi (CHAM), Managing Director/EVP
Trabulsi has 27 years of hospitality industry experience in operations, consulting and more than half his career dedicated to creating value for hotel owners through asset management. Trabulsi has served as an active member of HAMA for over a decade, holding numerous board and committee positions, including international chair, and currently serves as the organization’s president. He has extensive capital planning and renovation oversight experience and has been involved in single renovation projects of over $30 million.  Trabulsi also has experience across a wide range of land-uses, including hotels, resorts, restaurants, golf courses, marinas and other recreational assets. His clients range from developers and private equity firms to lenders and public entities, including convention center authorities, the National Park Service, the United States Forest Service and the U.S. Department of Defense. As managing director/EVP, Trabulsi is responsible for overseeing a team and asset managing a client portfolio valued at $1 billion in hospitality real estate. Trabulsi has extensive experience in development, capital planning and major capital project oversight. He also is actively engaged in advising the lending community on distressed assets and hotel receivership engagements. Trabulsi is a Certified Hotel Asset Manager (CHAM), an advanced certification held by only a select few within the discipline. He is a member of the Real Estate Finance Association (REFA) of Greater Boston and is regarded as an industry thought leader, speaking regularly at hotel investment conferences and authoring articles on ownership issues. Trabulsi holds a Bachelor of Science in Finance/Investments and a Master’s in Business Administration from Babson College.
