Investments in 5 star hotels in Cluj, Rumania

According to the estimates of the local authorities in Cluj, the city will have four more 5 star hotels in the next years. At present, the only 5 star hotel in Cluj-Napoca is Opera Plaza, opened in 2006, following a EUR 4.5 mil. investment. Grand Hotel Italia company will invest EUR 40 mil. in developing a 5 star hotel in Buna Ziua district, Cluj-Napoca city, which will be completed according plan, in April 2010. Grand Hotel will comprise 167 rooms, two restaurants with a total capacity of 600 seats, a conference hall with 1,000 seats and other four small-capacity halls, a gaming hall and a health center of 400 sq m which will benefit of fitness hall, pool and aerobic hall. Grand Hotel chain includes eight hotels located at Adriatic Sea, of which only one 5 star hotel, the others being classified from 3 to 4 star.

Another 5 star hotel has got the approval of opportunity from the Commission for Urbanism and Territorial Planning at the beginning of the year. Casa8tima, a company from Bistrita county, will develop the project on an area of 8,000 sq m, on Motilor street, near Cluj-Napoca City Hall. The project includes a 5 star hotel with 100 rooms, restaurant, fitness club, cafe, business center and an underground parking with 40 lots.

The hotel will be affiliated to an international chain. Sorin Apostu, mayor of Cluj-Napoca city, stated that he can’t disclose the name of the hotel chain yet, but the hotel will become the first of its kind in Romania and the fifth in Europe.

In 2008, Arpad Paszkany, businessman, announced his plans to develop in Cluj-Napoca the first 5 star hotel affiliated to Sheraton brand in Romania. The hotel will be six storied of the 27 floors of Tower 1 complex. Tower 1 complex is part of Sigma Towers and will include, besides Sheraton hotel, luxury suites and office spaces. The project will be completed during 2012. The hotel located in Sigma Towers will comprise 202 rooms, a conference hall and office spaces and will also include all day dining restaurant, two thematic restaurants, cafe, a thematic bar and a bar close to the hotel’s reception.

Transilvania Development company, managing City Plaza and City Central hotels in Cluj-Napoca, 4 star classified, respectively 3 star classified, announced that the works to classify City Plaza hotel in Cluj from 4 to 5 star within a project of EUR 5.5 mil. will be completed this year. The new City Plaza will have 85 rooms, compared to 41 rooms at present, a Japanese bar, a Romanian cuisine restaurant, an American bar, a pool, a spa and a multifunctional ball-room.

These investments are announced considering the hotel owners in Cluj estimate a drop by more than 15% of the market this year compared to 2008, down to EUR 25-26 mil.

In the first two months of 2009, as a result of the economic crisis, two accommodation establishments in Cluj county with 15-20 rooms each, closed. At present, there are 72 accommodation facilities in Cluj, of which 50 hotels and 22 boarding houses, totalizing 2,300 rooms.
