Renting vs Airbnb: Which is more profitable?

With the rise of UK staycations, renting out your spare room on Airbnb could be the perfect form of second income, with tens of thousands of homeowners across the UK now listing their spare room on the site.

Renting out your spare room on Airbnb is a popular form of second income, with tens of thousands of homeowners across the UK now listing their spare room on the site. But how much could you really be making on Airbnb? And how does this compare to the amount you could make officially renting your spare room out on a more permanent basis?

Vanquis wanted to find out just how much profit can be made from this DIY business model by looking at the UK’s 21 biggest cities and calculating the average amount homeowners could make listing their spare room on Airbnb or renting it out permanently.

Some data featured in the study:

  • Cardiff is the most profitable city to host an Airbnb
  • London is the most profitable city to rent in
  • Across the 21 cities, 7 of them were better to host Airbnb in rather than rent
