Top tips on how to make selling your house easier

You may choose one or two of these tips to follow on through, especially if you’ve done all the basics before.

You need to move; you’re already packed, and now all you’re waiting for is for your home to be purchased, so you can finally relocate. But you haven’t had someone make an offer yet. Until then, you’re stuck. Your new job is waiting for you, and your children have their new school ready to take them in, so what are you going to do? If you’re unsure, read on because we’ve got some top tips on how to make selling your home easier. 

Cut out the middleman?
Gone are the days of needing to go through the standard conveyancing process, now there are several ways you can sell your property. These can not only save time, but also save you money, and one of these ways is by cutting out the need for a realtor. Obviously, cash buyers have always existed, however there are companies that do this as part of their usual business practices. A home buying company will look at your home and the current housing market in your area before making you an offer, which you’re under no obligation to accept. This means you avoid viewings, get to choose your closing day, pay no closing costs and no commission. But better still is the fact you no longer need to wait for an offer and can begin the next part of your life.

Include the middleman?
If you haven’t got a realtor, you might want to consider one, especially if you need specialist help. By getting an experienced one that’s in your state, they’ll know when’s the best time to sell and how to do this. They may provide you with advice to make your home more attractive, and it’s worth you taking heed. Don’t forget, they sell houses for a living, so will have more knowledge about what works and what doesn’t when it comes to properties. What you’ll need to consider is the timing, because timing is everything in real estate. So are you looking to sell quickly, regardless of whether the asking price is met? Alternatively, do you want to sell as close to your asking price as possible and are prepared to hold out? 

Home staging
According to the National Association of Realtors (NAR), home staging will not only help you get the asking price, but also help you get it a lot quicker. In research they conducted, NAR found that 31% of buyer’s agents said effective home staging can increase sales by 1% to 5%. In addition, two-thirds of agents said that staged homes were less likely to remain on the market than those that were ineffectively staged or not staged at all.

Firstly, declutter your home, this has a dual purpose because it’ll save you time when it comes to actually packing. After this is done, do a deep clean of your home, from the corners in your ceiling, to the corners where your floor meets the wall, under your sofa. Include light switches and plugs in this deep clean, as they’re often overlooked.

Next, do any small repairs, especially ones that are visible. Any areas that could benefit from a quick lick of paint, are the next that need to be dealt with. Once this is all done, move your furniture around so that rooms look spacious. Don’t forget gentle lighting in each room you’re going to take photographs of. The idea is to make the rooms look inviting and to encourage those looking at your photos to want to imagine where their furniture will go, or who will have each room. When potential buyers start doing this, they begin to visualize what their lives would be like, just by looking at your photos. You never know where this could lead, and it all began with staging your home.

Craft a creative, yet detailed description
Whilst we don’t recommend getting carried away, we do think writing a listing description that sets itself apart from the others is important. If someone is house-hunting, they’re looking at dozens of listings per day, even more if their move is urgent, and there’ll come a point when they stop reading everything word for word, and instead start scanning listing descriptions for keywords, and when they see them, they’ll then slow down a bit to read in more detail. It’s at this point you want to grab their attention and hook them in.

You need to have a succinct lead-in that packs a punch with unique information about your property, without trying too hard. There’s a lot of money at stake, so buyers want fact, and they want it straight away, otherwise they’ll lose interest in what you’ve got to say and move onto the next listing description.

Once you’ve listed the unique features, then move onto a more detailed description. This will include your current home’s key features: rooms, square footage, garden size, garage size, front yard details; and perhaps the potential it has. Put all the information in you’d want to know, as a rule of thumb, because then most things will be covered. Be truthful about your home because if you are, then you’re less likely to disappoint potential buyers, meaning you’re more likely to make a sale.

Open house hours
Consider hosting open house hours over the weekend, at a time that’s not too early, during lunch hours, or too late. So, realistically, you’re looking at mid-morning or early afternoon. When you're getting ready to do this, make sure your home is clean and smells good. Having some fresh flowers in a few rooms will achieve this, plus they’ll look great too. Put away any valuables and avoid having too many personal items on display. Your main objective is to interest people in buying your property, not show them your possessions.

Be friendly, but don’t go over the top, because you’ll put people off immediately. Also, consider the weather, as potential buyers are more likely to view your property when the weather is warm and sunny. Make sure you have enough handouts to give viewers, and are prepared to answer questions about the property, as well as the surrounding area.

After all, it’s better than doing nothing and being stuck in limbo, more so when your new life awaits. With a few new tweaks here and there to the way you’re selling your home, or even to how your home looks, could make all the difference.
