limehome has almost doubled its Austrian portfolio within 12 months. Almost 90 per cent occupancy in 2023 confirms high demand for flat supply.

MUNICH – limehome, leading technology-based provider and operator of fully digitalised designer apartments in Europe, is continuing its strong expansion in Austria. Since January 2023, the hospitality tech company has added ten new locations, almost doubling its portfolio. The Munich-based company is continuing to pursue an ambitious expansion strategy for the future and intends to increase its presence in the Austrian capital and develop leisure tourism destinations in Salzburg, Tyrol and Vorarlberg.

Since the beginning of 2024, limehome has had almost 600 designer apartments in 23 locations in Austria. The serviced flat provider has signed new contracts for properties in the two tourism hotspots of Salzburg and Vienna as well as in the provincial capitals of St. Pölten, Klagenfurt and Eisenstadt. New limehomes have also been added in the towns of Krems an der Donau and Leibnitz, known for their wine production, and in the spa town of Bad Hall. The third location is already being built in Villach, and the sixth provincial capital, Graz, is due to follow shortly.

Strong presence in Vienna and Salzburg

In Austria’s capital, limehome 2023 launched two new locations in Roßauer Lände and Karajangasse, expanding its portfolio to over 220 signed units in the capital alone. Just a few months after opening, the units with the limehome apartments in Karajangasse are already among the most booked in Austria. The 22 new units in Salzburg’s old town, not far from Mozart’s birthplace, are also centrally located, making them a perfect complement to the limehomes in Sterneckstrasse, which will open in spring.

In Krems an der Donau, the Und monastery is being revitalised for limehome and will open this spring with 21 new units. limehome is also setting new standards in its choice of buildings: in Eisenstadt, guests will be able to stay in a wooden hybrid high-rise from 2027. The timber construction method is particularly sustainable and energy-efficient. It is also designed to ensure a healthy indoor climate.

Flexible solution for partners with vision

limehome has established itself as a reliable and flexible project partner for property managers and owners in Austria and is intensifying existing collaborations. The mixed-use properties in Salzburg and Bad Hall are already the fourth and fifth projects to be realised in trusting cooperation with the same owner. For the new apartments in Klagenfurt, limehome is relying on the project developer Lilihill, with whom it is already working successfully in Klagenfurt.

With an industry-leading capacity utilisation rate of 90% for the full year 2023, the company is very satisfied: “Austria is one of the most important markets for limehome. Demand has been high since we entered the market and we see great potential for further strong growth. In addition to the provincial capitals, we also want to expand our offering in Austria’s tourist destinations. To this end, we are looking for partners throughout the country who want to realise long-term projects together with limehome.
