STR Global: Europe, MEA and US Hotel pipeline for October

The total active U.S. hotel development pipeline comprises 2,785 projects totaling 338,628 rooms, according to the October 2013 STR Pipeline Report.

The Europe hotel development pipeline comprises 811 hotels totalling 135,478 rooms, according to the October 2013 STR Global Construction Pipeline Report. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

This year, 75 hotels with 11,710 rooms are expected to open, led by the Unaffiliated segment (17 hotels with 1,599 rooms), followed by the Upscale segment (14 hotels with 2,246 rooms) and the Upper Midscale segment (13 hotels with 2,394 rooms). The Midscale segment is expected to see the smallest number of hotels, with five properties comprising 653 rooms.

The Middle East/Africa hotel development pipeline comprises 493 hotels totalling 119,850 rooms. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Among the Chain Scale segments, the Upper Upscale segment made up the largest portion of rooms in the total active pipeline with 33.3 percent and 39,884 rooms. Three other segments each accounted for 15 percent or more of rooms in the total active pipeline: the Luxury segment (19.4 percent with 23,288 rooms); the Upscale segment (18.6 percent with 22,317 rooms); and the Unaffiliated segment (18.4 percent with 22,068 rooms).

Three segments each made up more than 20 percent of rooms under construction: the Upper Upscale segment (36.7 percent with 24,827 rooms); the Luxury segment (21.2 percent with 14,327 rooms); and the Upscale segment (20.9 percent with 14,113 rooms).

This represents a 16.66-percent increase in the number of rooms in the total active pipeline compared with October 2012 and a 28.25-percent increase in rooms under construction. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Among the Chain Scale segments, the Unaffiliated segment reported the largest increase in rooms in the total active pipeline, rising 29.2 percent with 98,821 rooms. Two other segments achieved double-digit increases in rooms in the total active pipeline: the Upper Midscale segment (+27.4 percent with 92,695 rooms) and the Upscale segment (+26.7 percent with 90,526 rooms). There were no segments that reported a decrease.

Two segments reported increases in rooms under construction of 25 percent or more: the Upscale segment (+36.4 percent with 31,566 rooms) and the Upper Midscale segment (+29.6 percent with 25,682 rooms). There were no segments that reported a decrease in rooms under construction.
