STR reports hotel pipeline for August 2013

Among the U.S. regions, the mountain region reported the largest increase in rooms in the total active pipeline, rising 41.8 percent over August 2012 with 36,322 rooms. The Europe hotel development pipeline comprises 816 hotels totalling 134,819 rooms, according to the August 2013 STR Global Construction Pipeline Report.

HENDERSONVILLE, TENNESSEE – The total active U.S. hotel development pipeline comprises 2,744 projects totaling 329,667 rooms, according to the August 2013 STR Pipeline Report. This represents an 8.2-percent increase in the number of rooms in the total active pipeline compared with August 2012 and a 19.2-percent increase in rooms under construction. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Among the U.S. regions, the mountain region reported the largest increase in rooms in the total active pipeline, rising 41.8 percent over August 2012 with 36,322 rooms. Three other regions reported double-digit increases in the number of rooms in the total active pipeline: New England (+24.1 percent with 11,576 rooms); the Pacific (+13.4 percent with 39,424 rooms); and West North Central (+10.7 percent with 17,435 rooms). None of the regions reported a decrease in rooms in the total active pipeline.

The Pacific region reported 88.7-percent growth in rooms under construction over the last year with 8,795 rooms, followed by the West South Central region (+27.2 percent with 13,155 rooms) and the West North Central region (+23.3 percent with 4,624 rooms). The New England region (-11.1 percent with 894 rooms) and the East North Central region (-3.5 percent with 6,732 rooms) reported the only decreases in rooms under construction.

The Caribbean/Mexico hotel development pipeline comprises 129 hotels totaling 22,240 rooms, according to the August 2013 STR Construction Pipeline Report. The total active pipeline includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Year-to-date 2013, 13 hotels with 1,784 rooms have opened in the region. During the remainder of 2013, 21 hotels with 4,080 rooms are expected to open. The Luxury segment is projected to open the most rooms for the remainder of the year, with 1,770 rooms in four hotels, followed by the Upscale segment with eight hotels and 1,355 rooms.

During 2014, 52 hotels with 8,891 rooms are planned to open in the region. The majority of rooms is expected to open in the Unaffiliated segment (3,158 rooms in 12 hotels). Three other segments are expected to open more than 1,000 rooms next year: the Luxury segment (eight hotels with 1,869 rooms); the Upper Midscale segment (14 hotels with 1,697 rooms); and the Upscale segment (nine hotels with 1,057 rooms).

The Central/South America hotel development pipeline comprises 248 hotels totalling 40,263 rooms, according to the August 2013 STR Global Construction Pipeline Report. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Among the Chain Scale segments, the Upper Midscale segment accounted for the largest portion of rooms in the region’s total active pipeline, with 24.0 percent and 9,657 rooms. Two other segments each accounted for more than 15 percent of rooms in the total active pipeline: the Upscale segment (21.7 percent with 8,750 rooms) and the Midscale segment (18.8 percent with 7,575 rooms). The Luxury segment accounted for the smallest portion of rooms in the total active pipeline, with 6.2 percent and 2,511 rooms.

The Middle East/Africa hotel development pipeline comprises 483 hotels totalling 117,450 rooms, according to the August 2013 STR Global Construction Pipeline Report. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Among the countries in the region, the United Arab Emirates reported the largest number of rooms in the total active pipeline, with 32,107 rooms. Four other countries reported more than 5,000 rooms in the total active pipeline: Saudi Arabia (30,642 rooms); Qatar (8,167 rooms); Egypt (5,945); and Morocco (5,162 rooms).

Among the countries in the region, Kazakhstan reported the largest expected supply growth (+39.3 percent) if all 2,147 rooms in the total active pipeline open. Four other countries reported expected growth of more than five percent: Azerbaijan (+27.9 percent with 1,145 rooms); Russia (+22.9 percent with 21,531 rooms); United Kingdom (+8.0 percent with 41,182 rooms); and Poland (+5.6 percent with 3,059 rooms).
