STR reports US, EMEA, Canada, Caribbean/Mexico, Central/South America hotel pipeline for September 2014

Year-to-date 2014, 139 hotels with 33,232 rooms have opened in the Middle East/Africa region. The Europe hotel development pipeline comprises 892 hotels totalling 141,112 rooms.

The Middle East/Africa hotel region reported 637 hotels Under Contract totalling 151,205 rooms. The Under Contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Unconfirmed stage.

Year-to-date 2014, 139 hotels with 33,232 rooms have opened in the region. In the remainder of 2014, 82 hotels with 18,538 rooms are expected to open in the region. The most rooms are planned to be added in the Upper Upscale segment (5,419 rooms in 18 hotels), followed by the Unaffiliated segment (4,626 rooms in 22 hotels), the Upscale segment (3,531 rooms in 13 hotels) and the Luxury segment (3,480 rooms in 15 hotels).

In 2015, 145 hotels with 32,371 rooms are expected to open in the region. The Upper Upscale segment is expecting to add 38 hotels with 12,516 rooms, the largest addition of rooms among the segments, followed by the Luxury segment (26 hotels with 5,318 rooms) and the Upscale segment (31 hotels with 5,024 rooms).

The Europe hotel development pipeline comprises 892 hotels totalling 141,112 rooms. The Under Contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Unconfirmed stage.

Among the markets in the region, Greater London, England, reported the largest number of rooms Under Contract with 17,370 rooms. Seven other markets reported more than 2,000 rooms Under Contract: Istanbul, Turkey (7,085 rooms); Moscow, Russia (4,060 rooms); Manchester, England (4,034 rooms); Greater Berlin, Germany (2,866 rooms); Greater Amsterdam, Netherlands (2,749 rooms); Hamburg, Germany (2,709 rooms); and Greater Munich, Germany (2,356 rooms).

Canada’s hotel development pipeline comprises 211 projects totaling 23,370 rooms, according to the September 2014 STR Pipeline Report. This represents a 1.5-percent decrease in the number of rooms Under Contract compared with September 2013. The total rooms Under Contract include rooms in the In Construction, Final Planning and Planning stages but do not include rooms in the Unconfirmed stage.

Among the Chain Scale segments, the Midscale segment reported the largest increase in rooms Under Contract, rising 30.8 percent to 1,092 rooms, followed by the Upper Midscale segment with a 22.4-percent increase to 7,748 rooms. The Luxury segment (-63.0 percent to 147 rooms) and the Unaffiliated segment (-26.9 percent to 5,125 rooms) reported the largest decreases in rooms Under Contract.

Three segments reported increases in rooms In Construction of more than 25.0 percent: the Economy segment (+104.1 percent to 345 rooms); the Upper Midscale segment (+60.0 percent to 3,789 rooms); and the Upper Upscale segment (+25.5 percent to 1,418 rooms). The Midscale segment (-37.5 percent to 100 rooms) and the Unaffiliated segment (-29.2 percent to 422 rooms) recorded the largest decreases in rooms In Construction.

The Caribbean/Mexico hotel development pipeline comprises 170 hotels totaling 29,572 rooms. This represents a 23.5-percent increase in rooms Under Contract compared with September 2013 and a 31.0-percent increase in rooms In Construction. The total rooms Under Contract include rooms in the In Construction, Final Planning and Planning stages but do not include rooms in the Unconfirmed stage.

Among the Chain Scale segments, the Upscale segment accounted for the largest portion of rooms Under Contract (24.4 percent) with 7,213 rooms. Three other segments each accounted for more than 15.0 percent of rooms Under Contract: the Luxury segment (20.9 percent with 6,189 rooms); the Upper Midscale segment (19.2 percent with 5,962 rooms); and the Unaffiliated segment (18.5 percent with 5,474 rooms).

Three segments each made up more than 20.0 percent of rooms in the In Construction phase: the Luxury segment (26.8 percent with 3,803 rooms); the Unaffiliated segment (22.8 percent with 3,232 rooms); and the Upscale segment (22.1 percent with 3,133 rooms).

The Central/South America hotel development pipeline comprises 434 hotels totalling 70,536 rooms. The total Under Contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Unconfirmed stage. Among the countries in the region, Brazil reported the largest number of rooms Under Contract with 49,117 rooms. Four other countries each reported more than 2,000 rooms Under Contract: Colombia (5,161 rooms); Panama (3,099 rooms); Argentina (2,783 rooms); and Chile (2,277 rooms).

There are 3,291 hotels totaling 395,078 rooms Under Contract in the United States. This represents a 14.3-percent increase in the number of rooms Under Contract compared with September 2013 and a 34.5-percent increase in rooms under construction. The Under Contract data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Unconfirmed stage.

Rooms under construction in STR’s top 26 markets topped 45,000 in September,” said Bobby Bowers, senior VP of operations at STR, Inc. “The top markets accounted for 41 percent of total U.S. construction, down from 45 percent at the same time last year, indicating increased development activity in secondary markets. The New York market was the runaway leader with 13,605 rooms under construction-over 12 percent of the U.S. total. Houston and Washington, D.C., round out the top three markets, which together account for about one of every five U.S. hotel rooms under construction.”

Among the Top 26 Markets, New York, New York, reported the most rooms under construction in September with 13,605 rooms, a 5.3-percent increase over September 2013. Four other markets reported more than 2,500 rooms under construction in September: Houston, Texas (4,504 rooms, up 143.6 percent); Washington, D.C. (3,036 rooms, up 5.9 percent); Chicago, Illinois (2,786 rooms, up 86.7 percent); and Miami-Hialeah, Florida (2,652 rooms, up 84.9 percent).
