Hotel pipeline worldwide for July 2013

Statistics about hotel pipeline worldwide are published by STR

The Europe hotel development pipeline comprises 813 hotels totalling 133,797 rooms, according to the July 2013 STR Global Construction Pipeline Report. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Among the markets in the region, Istanbul, Turkey, reported the largest number of rooms under construction with 4,273 rooms. Six other markets reported more than 1,000 rooms under construction: London, United Kingdom (3,715 rooms); Berlin, Germany (2,768 rooms); Moscow, Russia (1,955 rooms); Amsterdam, Netherlands (1,808 rooms); Vienna, Austria (1,632 rooms); and Madrid, Spain (1,242 rooms).

Regarding USA, the total active U.S. hotel development pipeline comprises 2,730 projects totaling 328,382 rooms, according to the July 2013 STR Pipeline Report. This represents a 9.1-percent increase in the number of rooms in the total active pipeline compared with July 2012 and a 23.1-percent increase in rooms under construction. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Among the Chain Scale segments, the Upper Upscale segment reported the largest increase in rooms in the total active pipeline, rising 20.5 percent with 21,050 rooms. Two other segments reported double-digit increases in rooms in the total active pipeline, compared to July 2012: the Upscale segment (+18.1 percent with 89,440 rooms), and the Unaffiliated segment (+13.2 percent with 97,413 rooms). The luxury segment reported the only double-digit decrease in rooms in the total active pipeline, falling 13.2 percent with 6,900 rooms.

Three segments achieved growth of 40.0 percent or more in rooms under construction: the Luxury segment (+443.5 percent with 4,690 rooms); the Midscale segment (+42.2 percent with 3,418 rooms); and the Upscale segment (+40.0 percent with 27,451 rooms). The Economy segment reported the largest decrease in rooms under construction, falling 27.0 percent with 978 rooms.

The Caribbean/Mexico hotel development pipeline comprises 129 hotels totaling 22,090 rooms, according to the July 2013 STR Construction Pipeline Report. The total active pipeline includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Among the region’s countries, Haiti reported the largest expected supply growth (+60.3 percent) if all 644 rooms in the total active pipeline open. Three other countries also reported an increase in expected supply growth of more than 15 percent: Turks and Caicos (+20.1 percent with 597 rooms); Bahamas (+17.7 percent with 2,468 rooms); and St. Kitts/Nevis (+17.4 percent with 275 rooms).

The Central/South America hotel development pipeline comprises 248 hotels totalling 39,727 rooms, according to the July 2013 STR Global Construction Pipeline Report. The total active pipeline data includes projects in the In Construction, Final Planning and Planning stages but does not include projects in the Pre-Planning stage.

Year-to-date 2013, 27 hotels have opened in the region with 3,456 rooms. During the remainder of 2013, 46 hotels are expected to open with 6,532 rooms. The Upscale segment is projected to open the most rooms with 2,103 rooms in 14 hotels, followed by the Upper Midscale segment (1,852 rooms in 12 hotels) and the Midscale segment (1,105 rooms in 10 hotels).

In 2014, 97 hotels are planned to open with 15,899 rooms. The most rooms are expected to open in the Midscale segment (3,972 rooms in 32 hotels), the Upscale segment (3,428 rooms in 20 hotels) and the Upper Midscale segment (2,871 rooms in 21 hotels).
